Over the past year, I had the pleasure of getting to know your organization through a transaction and project involving the 7th floor at 22 West 21st Street. My experience simply could not have gone any better.
The professionalism of your staff, whether it was one of the construction workers or someone in your office – each and every person in your company we interacted with was a pleasure to work with. Fred Faust was a trusted resource throughout the entire project always willing to put our interest first and work with us no matter what the request was. He simply went above and beyond in making us feel comfortable and guided us to make the every right decision. I can not say enough great things about how he handled our project.
At my company, we follow a simple guideline from a book called Raving Fans. The basis of the book is that customer satisfaction is simply not good enough any more because customers simply expect to be satisfied. "It was December 2007 when Dumann Realty was contacted to take on what would turn out to be an ambitious relocation process. With news of their building being sold out from under them, City Camera and Aries Nails, both with their backs against the wall needed to make a move in another direction. Having been on Lexington for the last 8 years, the owners of these two businesses knew they didn’t want to give up on their already established “goldmine”.
This is when my job began. After some heartache, we came across the building at 707 Lexington Avenue, which little did we know would turn out to be the next home of City Camera and Aries Nails for the next 17 years. The 4,800 square foot building, spread out over four floors and owned by Friedland Properties, was marketed as a triple net lease for $700,000 per annum. After heavy negotiations between Dumann Realty and the Friedlands, we came to terms and inked a deal in mid April 2008.
With the full support of my co-workers, and the aid of Dumann Design & Build the end result was beneficial for all parties involved. Dumann Design & Build will be working to build out this raw space over the next few months and transform 707 Lexington into Midtown’s next great retail gem. July 28th, 2008 - 332 East 11th Street
Buffalo Exchange has signed a 10 year lease at 332 East 11th Street. They currently have 33 stores in 13 different states and this will be their first location in New York City. Buffalo Exchange enjoyed sales of over $50 million dollars last year and is a family run business. Their first store opened in 1974 in Tucson, Arizona. They specialize in secondhand clothing that is trendy and at attractive pricing. The new space consists of 2,500 square feet on the ground as well as 2,000 square feet in the basement. The landlord was represented by Frederick J. Faust of Dumann Realty and the tenant was represented by Ben Fox of Winick Realty Group.
June 9th, 2008 - 7 Dey Street
Joshua Brinen and Associates has signed a 5 year lease with 5 year option for a 1500 foot office space located at 7 Dey Street as part of a relocation effort from their current location in Downtown Manhattan. The building is owned and managed by Sakele Brothers LLC, and the tenant was represented by Caroline Burbank of Dumann Realty. The office buildout was completed by Dumann Design and Build, also brokered by Ms. Burbank.
June 9th, 2008 - 1729 First Avenue
Jiang Li Chinese Bodywork, Inc. has signed a 10 year lease at 1729 First Avenue. This salon specializes in acupuncture and acupressure. This is their second Manhattan location. The space is 500 square feet, where the asking price was $120/foot. This deal was closed in-house with tenant representation by Derek Kerstner while the landlord was represented by Sheldon Grant and Jamie Rogers of Dumann Realty.
May 19th, 2008 - 347 Third Avenue
Cavatappo Wine Bar is expanding to Murray Hill. Currently located on the Upper East Side, Cavatappo is opening its second location at 347 Third Avenue (between 25th and 26th). They will be offering red, white, sweet, dry, still, and sparkling varieties from the various wine regions of Italy and around the world. Cavatappo Wine Bar, represented by Tim Bratz of Dumann Realty, negotiated a 10 year lease of the 700 square foot ground floor space with dramatic 18 foot ceilings and full basement. The asking price was $10,000 per month.
May 15th, 2008 - 164 East 56th Street
Meena Threading and Beauty Salon has signed a 10 year lease with 5 year option for a 700 square foot space as part of a relocation effort from their current location also in Midtown East. The asking price was $8,000 per month. The building was owned by Joseph Bari of JPB Realty and the tenant was represented by Sheldon Grant of Dumann Realty. The salon is scheduled to open in August of 2008.
April 9th, 2008 - 411 East 9th Street
Jenny K, a small women’s boutique has signed a 10 year lease for retail space at 411 East 9th Street . The landlord and the tenant were represented by Frederick Faust of Dumann Realty. This will be Jenny K’s second store and her first one here in Manhattan. They specialize in high-end women’s apparel and accessories. The store is scheduled for a June 1st 2008 opening.
April 7th, 2008 - 162 West 72nd Street
“Watch me Grow LLC”, A Children’s Sensory Gym and Speech Learning Center, has signed a lease for 1,500 square feet to relocate and expand upon their current Upper West Side location. The 10 year lease was signed to take over the entire 5th floor, with an asking price of $48/foot. Jamie Rogers of Dumann Realty represented Watch Me Grow in dealings with ownership.
March 11th, 2008 - 485 Third Avenue
Big Apple Style Furniture Inc. has signed a 15 year lease at 485 Third Avenue. The company specializes in the production and sale of futon frames, platform beds, and loft beds made of solid wood. This is their second Manhattan location. The space is a 1,850 square feet showroom. The asking price was $45/foot. The tenant was represented by Jamie Rogers and Justine Moreau of Dumann Realty and the landlord was represented by Ann LaCentra of Winick Realty.
February 26th, 2008 - 137 East 13th Street
Play and Trade LLC, has signed a 15 year lease at 137 East 13th Street. The company specializes in video games sales and repairs. The space consisted of 1,500 square feet of retail space on the ground, 1,200 square feet in the basement and 350 square feet on the patio. The asking price for the space was $100/foot. This will be Play and Trade’s first location in New York. The tenant was represented by Jonathan Niles of Harvest Realty and the landlord was represented by Frederick Faust of Dumann Realty.
February 26th, 2008 - 22 West 21st Street
Centro LLC, has signed a lease for 6,500 square feet of office space at 22 West 21st Street. Centro’s platform and services efficiently facilitate the buying and selling of online advertising among hundreds of national, regional, and local agencies and thousands of local online publishers. The company services more than 150 Fortune 500 brands along with hundreds of other businesses, both large and small, through their respective agencies and more than 6,000 local interactive publishers to simplify the complex process of buying local online media. They are relocating from 900 Broadway. The tenant was represented by Kayo Shinohara and Frederick Faust of Dumann Realty and the landlord was represented by Eric Cagner of Newmark Knight Frank.

Rachel Ray LLC has signed a 4 year lease for office space at 900 Broadway. The 2,600 square foot space was represented by Kayo Shinohara and Frederick Faust of Dumann Realty. Jack Wynne of Capstone Realty Advisors represented Rachel Ray on the transaction. This location will serve as the administrative offices for Rachel Ray’s operations.
January 24th, 2008 - 181 Grand Street
Dolce Vita is the newest addition to Little Italy. The owners, natives of the island nation Malta, off the toe of Italy, will be dishing out delicious Italian and Mediterranean fare. Dolce Vita, represented by Tim Bratz and Frederick Faust of Dumann Realty, negotiated a 10 year lease of 1100 Square feet of ground floor space with full basement. The asking price was $7,500 per month.
January 14th, 2008 - 587 Tenth Avenue
The Rani Company, an Ayurvedic health and beauty spa, has added its eighteenth location at 587 Tenth Avenue, in Hell’s Kitchen. With careful selection of herbal products and signature treatments, Rani has cultivated a niche, offering everything to do with beauty, from falling hair treatment to bridal makeup and flowers, and generating a loyal following all over Long Island and Queens. A Fifteen-Year lease was signed at 587 Tenth Avenue for 1,000 Square Feet of Ground Floor Retail space and 500 Square Feet of Mezzanine space. Arjun Munjal and Frederick Faust of Dumann Realty represented the Landlord and the Tenant in this transaction.
October 15th, 2007 - 173 Orchard Street
Casa Foods LLC, a high end Spanish Gourmet and Catering Restaurant from California has expanded operations to the Lower East Side. They are currently located at 136 East 36th Street. They executed a Ten-Year lease at 173 Orchard Street for 800 Square Feet of ground floor space and 500 Square Feet of basement space. The asking price was $90/foot. Jack Menashe of Misrahi Realty represented the Landlord and An-Chi Miau and Frederick Faust of Dumann Realty represented the Tenant.
October 14th, 2007 - 7 Hanover Square
Athea Kitchens Inc has signed a 12 year lease at 7 Hanover Square for 1,700 s/f of retail space. Athea Kitchens is a leading kitchen contractor serving the New Jersey, Connecticut area and will be opening its second showroom in New York City. Caroline Burbank and Jamie Rogers of Dumann Realty represented the tenant in this transaction.
September 5th, 2007 - 329 First Avenue
Watch Me Grow, A Children’s Sensory Gym and Speech Learning Center, is proud to have leased the full 2nd floor at 329 1st Avenue. The space is roughly 3,850 square feet and the asking price was $40 psf. The owners of this business are expanding from their two other current locations on the Upper West Side and the Upper East Side. Jamie Rogers of Dumann Realty represented ownership while Bessie Lygnos of Nikolis and Associates, LLC represented Watch Me Grow.
July 7th, 2007 - 106 University Place
Wok to Walk has signed a long term lease at 106 University Place. The space is about 500 square feet of restaurant space and 500 square feet of basement space. The restaurant is expanding its operation from Europe and this will be their first endeavor in the New York marketplace. The asking price was $200K in key money and $250/foot. Frederick J Faust of Dumann Realty represented the leaseholder and Loren Baron of CB Richard Ellis represented the tenant.
June 8th, 2007 - 345 W42nd Street
Mid City Gym and Tanning LLC has signed a 15-year lease at 345 W42nd Street for 8,000 s/f of gym/retail space. Mid-City will move from its current location at 244 49th Street to the new 8,000 square foot facility. They will offer the use of cardio equipment, free weights, personal trainers, tanning and serve protein drinks. Frederick Faust of Dumann Realty represented Mid City Gym and Tanning LLC and the landlord was represented by Stanley Lindenfeld and Henry Goldfard of Grubb and Ellis.
June 8th, 2007 - 235 W23rd Street
The owner of Spirit Music has signed a 10 years lease on 5,000 square feet at 235-239 West 23rd Street. The landlord was represented by Frederick Faust of Dumann Realty and the tenant was represented by Michael Kaback of Midtown Commercial Realty Services. Spirit Music Group was formed in 1995 for the purpose of working with established songwriters in aggressively administering and actively promoting their songs. They have represented hits from the likes of Elvis Presley, Billie Holiday and Frank Sinatra.
June 8th, 2007 - 803 Ninth Avenue
NYCRG (New York City Restaurant Group) has signed a long term lease at 803 Ninth Avenue. The space will include 1000 SF of restaurant space and 1000 SF of basement space. The Group is expanding its presence in the Midtown-West market. NYCGR has a successful track record with many successful locations throughout the city. Frederick Faust of Dumann Realty represented the landlord and the tenant in the transaction.
February 7th, 2007 - 524 West 36th Street
323 Inc. has signed a 10 year lease for 5,750 square feet on the ground floor at 524 West 36th Street. Asking price for this space was $30,000. This transaction was handled by Jamie Rogers and Ben McManama of Dumann Realty, representing both the landlords and the tenant.
February 6th, 2007 - 135 First Avenue
The owner of SGY LLC. has signed a 10 year lease for 350 square feet at 135 First Avenue. SGY LLC. is planning on opening a first class French themed bakery specializing in crepes. The landlord for this space was represented by Jamie Rogers of Dumann Realty while the tenants were represented by Daniel Findorak of Dumann Realty.

The owner of Greenwich Village Plumbing has signed a 10 years lease with a 5 year option on 4,200 square feet and 2,200 square feet of basement space at 223 West 28rd Street. The asking price for the space was a blended rate of $45/foot. Greenwich Village Plumbing has primary emphasis on plumbing supplies and service. The landlord was represented by Frederick J Faust and Robert Murphy of Dumann Realty. The tenant was represented by Brandon Eisenman of Robert K Futterman and Associates.

ROKARA, a restaurant/bar has signed a 15 years lease with multiple options on 2,200 square feet of retail space at 122 First Avenue. Ray Alam of Dumann Realty represented both the landlord and tenant in this transaction.
September 29, 2006 - 134 West 46th Street:
O'Brien's Bar and Grill has signed another 1,500 s/f lease of second floor space at 134 W. 46th St. in New York City. This space will provide an additional dinning area for the popular restaurant. Frederick Faust, of Dumann Realty, represented the landlord in the transaction. Ed Reilly, of Reilly Real Estate, represented the tenant.
September 27, 2006 - 803 Ninth Avenue:
Citi-Spaces Real Estate Services, a real estate firm specializing in the residential market has signed a long term lease at 803 Ninth Avenue. The space will include a 1000 SF of retail space and 500 SF of basement space.
The firm is expanding its presence in the Midtown-West market. This will be Citi-Spaces' second location. They opened their first location two years ago on the Upper East Side. Frederick Faust of Dumann Realty represented the landlord and the tenant in the transaction.
September 6, 2006 - 239 West 23rd Street:
The owner of Ultra Records has signed a 15 years lease on 5,000 square feet at 235-239 West 23rd Street. The asking price for the space was $27/ft.
Ultra Records' primary emphasis is electronic music, widely ranging from progressive trance to house to commercial cross-over. The landlord was represented by Frederick Faust of Dumann Realty and the tenant was represented by Trisha Jerry and David Silberberg of Spaceworks Real Estate Services.
August 9, 2006 - 212 East 10th Street:
Kitchen 212, Inc. has signed a lease at 212 E 10th Street for 1,800 sf on the ground floor and 1,000 sf in the basement. Mark Chung of Dumann Realty represented both the landlord and tenant in the transaction. “Our tenants fell in love with the space and we were able to work through all of the obstacles during lease negotiations to ensure that the best interests of all parties were represented in the lease,” said Chung. “Despite the popularity of St. Mark’s Place for Asian food, other side streets in the East Village are also becoming hotspots for diners looking for unique, original offerings.” This will be Kitchen 212’s first restaurant in Manhattan, serving Asian fusion cuisine from all over the world.

16th Street Management, a medical facility specializing in sports medicine and physical therapy has signed a long term lease at 55 West 19th Street for the 2,500 SF retail space and 1,000 SF basement. The firm is expanding its presence in the Chelsea market, opening a second facility only blocks away form its current location. Isabel Yeagley of Dumann Realty represented the Landlord and Mark Chung of Dumann Realty represented the tenant in the transaction.
August 9, 2006 - 522 West 37th Street:
The owner of NY Aquarium Services has signed a 5,000 square foot lease at 522 West 37th Street. The asking price for this space was $36 psf. NY Aquarium Services specializes in supplying many of Manhattan’s offices and residential units with expert aquarium related services. The landlord was represented by Jamie Rogers of Dumann Realty and the tenant was represented by Howard Tedman of Andover Realty.
June 21, 2006 - AIDS group leases 400 Broadway:
The Asian Pacific Islanders Coalition On HIV/AIDS (APICHA) has signed a 15-year lease at 400 Broadway for 15,500 s/f of office space.
Ray Alam of Dumann Realty represented both the tenant and the landlord in the transaction.
Alam said that although the asking rent was $31 s/f, because it is a triple net lease, requiring the lessee to meet all costs for maintaining the 4-story elevator building on the corner of Walker and Broadway, the true cost will be closet to $45 s/f.
He said that the group chose an independent building because it will give them more freedom to operate a primary care facility for those suffering from HIV or AIDS.
Alam said that the group was looking for over one and a half years for a suitable site that would meet all of their office needs as well as room for a seminar space and classrooms.
The building, which is owned by the Aylianain Brothers, is currently in the final stages of renovation and will be come fully operational by August 1, when APICHA is expected to move in.
May 18, 2006 - 58 West 15th Street:
Kaleidoscope Tile has signed a lease at 58 W15th Street for 2,700 square feet on the ground and 800 sf in the basement. The asking price was $70 a foot. Kaleidoscope concentrates on extremely high end tile for custom bathrooms and kitchens. This will be their second location since adding 23 Leonard Street in Tribeca. Mac Luk and Frederick Faust represented the building owner and Stephanie Guernsey of NYCRS Realty represented the tenant.

A 650 s/f lease for office space at 594 Broadway at $38 psf for Favors & Flowers Part. The building owner was represented by Donna Vogel, Newmark Knight Frank, and the tenant was represented by Nadia Dilendorf, Associate Director of Dumann Realty.
At 420 Lexington Avenue a 1,294 s/f lease at $43 psf for US International Consulting Network Corp. The building owner was represented by Ashley Mays, SL Green Realty Corp. and the tenant was represented by Nadia Dilendorf.
At 296 Second Avenue, 750 s/f at $132.80 psf retail store for Subway Real Estate Corp. The building owner was represented by Yoon Kyoung Ha, Sumitomo Real Estate and tenant was represented by Nadia Dilendorf.

Daha Vintage, a vintage clothing designer, is moving to 175 Orchard St. in New York City. They signed a 2,200 s/f lease, with asking rent for the space at $60 per s/f. Daniel Findorak of Dumann Realty represented both sides in the transaction.
April 15, 2006 - Dumann Realty nails it for Iris:
New York’s premier nail spa, Iris Nail, has signed a long-term lease at 419 West Broadway in a strategic move to open in the SoHo enclave of internationally renowned retailers.
Ray Alam and Shawn Cho, of Dumann Realty, represented both the tenant and the landlord in the deal. Iris Nail, which has various locations at prestigious addresses uptown and in midtown, inked a long term lease for 2,800 s/f to provide a state-of-the-art facility and world class nail spa destination at 419 West Broadway.
According to Cho, Iris Nails’ excellent and courteous services are ingrained in the hearts and minds of the chain’s patrons who will travel all the way from Battery Park, Tribeca and SoHo to Iris’ mid- and uptown locations for their favorite masseuse and care provider.
“It was an important strategic move for Iris Nail to bring herself into SoHo amidst internationally recognized retailers such as Emporio Armani, Dolce & Gabbana, DKNY, SWATCH and FCUK,” added Alam.
“And the location – one of the wealthiest neighborhoods in the US according to Forbes – will allow Iris Nails to accommodate its very loyal and affluent clientele.”
February 23, 2006 - 235-239 West 23rd Street:
The owner of S-Factor has signed a 5,000 square foot lease at 235-239 West 23rd Street. The asking price for the space was $27/ft. S-Factor currently has established locations in LA, San Francisco and now New York. The landlord was represented by Frederick Faust of Dumann Realty and the tenant was represented by Anita Grossberg of Corcoran.
January 4, 2006 - 36 West 34th Street:
The owner of The Parlor Spa has signed a 2,000 square foot lease at 36 West 34th Street. They will be moving from their previous location at 224 West 20th Street. The landlord was represented by Frederick Faust of Dumann Realty and the tenant was represented by Max Vizgalin of Manhattan Commercial Realty.
January 2006 - When national retailers takes a bite out of the Big Apple:
New York shoppers want the same national brands as the rest of the country, but retailers have learned, sometimes the hard way, that selling in the city is a somewhat different proposition...
And dealing with powerful Manhattan landlords can be a harrowing experience, said Shawn Cho, an associate director with Dumann Realty, a commercial real estate brokerage and adviser. For foreign businesses, "I have seen their security get bumped up three, six or even nine months from the average, because their financials have not been set up in the United States," Cho said...
The catch is that there's a cost of doing business here, including rents that can go more than $1,000 a square foot in premium locations. For that reason, large retailers seek out prime corner locations. Adidas recently opened a 29,500-square-foot retail store on 610 Broadway with more than 200 feet of wrap-around frontage to showcase the merchandise, which can "justify the high rents," said Shawn Cho, an associate director with Dumann Realty. "With consumers being more fickle than ever, large national and multinational corporations realize that business cannot be made by just price and quality," he said. "It needs to be done through brand cultivation, brand marketing, brand image - everything emotional that relates to a brand."
Large retailers may then opt to buy their own store space, which is what Louis Vuitton did at Fifth Avenue and 57th Street. "Landlords know everybody wants to come here," Cho said, "so they don't necessarily give you anything."
